Ann listed a piece of undeveloped property I held in Lancaster, CA. I acquired this land thru a family member's death (inheritance). I live in another state and had no use for this land, nor did I wish to wait out a poor market in hopes it would increase in value over time. Ann was wonderful about advising me of current market conditions in Lancaster, the local comps, and different options for the land should I wish to subdivide, etc. The land took over a year to sell, but considering the market conditions, demand for that type of property, and changes to economic landscape over that year, I was very satisfied with the eventual sale. Ann was very responsive to all communications (phone, email, texts) and was sensitive to my personal situation. I chose Ann because she specialized in the type of land I was selling. I was not disappointed. Ann is knowledgeable, professional, and extremely skilled. She handled the sale and all electronic documents efficiently, explaining each step of the process as necessary. This was only my second time purchasing land, and my first time purchasing in an area as undeveloped as Llano, CA. The parcel I purchased does not have access beyond a single track dirt road. Ann had answers for all my questions, and left me feeling very informed about the sellers, and the parcel in question. She even dug into the archives to retrieve some ancient documents relevant to the lot and about various road easements, proposed over the course of the last century. Over the course of this transaction, I felt informed and never hesitated to ask Ann if I had any questions, which she always seemed to have an answer to. An entirely pleasant and positive real estate purchasing experience.

My family held three parcels of unimproved land since the 1950s. The properties are now held by several different owners in various states, one of whom is difficult to reach by email. Two of the properties were not worth a whole lot. Ann handled the sale of each of the three properties with true professionalism. It was a pleasure to work with her and I highly recommend her.
Ann was our third realtor over a period of 3 years. The first one, provided no walkthroughs. The second one, was a legend in his own mind. Took some nice pictures, lowered the price, and produced no results. Ann took charge, organized caravans, got people to come see the house, etc.which generated interest, and some offers etc. More importantly, Ann involved us in the process, so if for any reason she could not make it to the house after 30 minutes notice, we handled the visit. In the end, the buyer was presented to us accidentally. He was in the neighborhood, and he and his agent to stop by. He and his wife like the property, and rest was history. We had some process and procedural issues, but in the end, Ann and her team, were able to safely shepherd us through the process, to a successful sale, at our asking price.
